			<content:encoded><![CDATA[<p>Houston&#8217;s economy is sailing along well above almost every other US city.  If you live and work in Houston, this is great.  Unless however, you own a business in Houston and need to purchase a freestanding office building or lease a large block of space.  Well located, quality big block <a href="http://www.leaseofficehouston.com/">office space</a> for lease and/or office buildings for sale with large vacancy available to users are becoming more and more rare.</p>
<p>Centermark Commercial Real Estate just completed a survey of available 18,000 SF to 60,000 SF freestanding office buildings for sale and the same square footages for lease.  Both lease and sale studies were completed for the West Houston area near Beltway 8, up to the Highway 290 area along the Beltway and down to 59 South.  Surpisingly, there were very few options and most had issues with high crime locations, functional obslecnece or unrealistic pricing.</p>
<p>So what is the answer?  New construction of user buildings?  Unlikely.  The land in these desired locations is too expensive to justify speculative office development whose target market are owners looking for B/C office for sale or lease.  Actually, new construction of <a href="http://www.leaseofficehouston.com/">office space</a> to sale or lease is too expensive period to achieve market rates in the B/C range.</p>
<p>The result of this tightening of the market will eventually be increased rental rates and/or a requirement of owners to broaden their geographic parameters and/or criteria.</p>

			<content:encoded><![CDATA[<p>Having just completed a survey of &#8220;loft&#8221; style offices in Houston, Eric Hughes at Centermark Commercial Real Estate, updated LeaseOfficeHouston.com on his findings.</p>
<p>Unlike cities with historically more utilized and residential central business districts, Houston falls well behind many others in its offerings for converted historic buildings or even newly built facilities which possess the open ceiling, loft type feel.  Centermark recently assisted a boutique oil and gas accounting firm based out of San Francisco with its task of locating unique, but professional, <a href="http://www.leaseofficehouston.com/">office space</a> for lease in the Houston area.  The search brought out some interesting facts.  Relative to its total available square footage, Houston has very little loft style <a href="http://www.leaseofficehouston.com/">office space</a>&#8230;especially when compared to New York, Chicago, Boston, Seattle, Denver, and San Francisco and others in the northeast U.S.</p>
<p>So what are the options?  As of the date of this post, some of the best options up to around 15,000 SF seemed to be downtown at 405 Main, 917 Franklin or at the Vine Street Studios.  Main and Franklin are historic buildings with great access to restaurants and light rail.  Vine Street is more eclectic, with very high exposed ceilings and a warehouse feel.  Vine has few near by dining options and may be too close to the industrial area for some.  For those with an artsy or bohemian flair, it is probably perfect.  Parking is free at Vine and can be expensive at the Main and Franklin buildings&#8230;$160 to $200 per space/month.</p>
<p>Other open concept, newly constructed buildings, are offered on Washington Avenue just West of Downtown and out in Sugarland, in the Woodlands and at City Centre in the new life style centers.</p>
<p>Rates for the Downtown properties run between $19.50 to $25.00 PSF per year grossed up.  The newer properties on Washington and at the lifestyle type centers will run from $27.00 to $42.00 PSF per year full service.</p>
